I have certainly become one of those who can now say "I remember when".

New freeway over Pleasant Valley/Washoe Valley area.  Sept. 4, 2010
This huge freeway project is 20 years in the making... and more than 20 million I am guessing.
One day you are staring at a beautiful, peaceful, nature-filled, sunset-lit  moutainside, the next you have a highway out your window.   For some in these neighborhoods, it's not a bother!  For some it's a welcome addition and can take some of the speed demons off their roads and put them up high and be forgotton.

New view looking towards the West. Sept. 4, 2010
Far from a time when there was nothing but nothing.  This view might frighten someone who was frozen in time 100 years ago and woke up today.  This however, will one day become just another cement scupture to us and will mostly go unnoticed eventually.

But for those of us who have been traveling these mountains long before there was what there is,  I have certainly become one of those who now say "I remember when".

The data shown here are recent sold properties direct from the local MLS.

It's easy to talk about all the available properties, there are so many choices, but the real serious real estate talkers, talk about what has sold. In a market of so much opinion and question, there is nothing more solid than a chart with numbers and even some in bold.

Thanks for the suggestions, enjoy.

lattitude 39.1604 and longitude 119.862

There is no substitute for being in the know. Whether or not you know it, it's my business to make sure you know it.

Weather, for some, is the key to any new home. I have someone who always needs to know the weather, and whether or not it's cold, windy, or hot. Thankfully, I can access all the detailed information easily and can keep them informed. http://forecast.weather.gov/MapClick.php?CityName=Carson+City&state=NV&site=REV&lat=39.1604&lon=-119.862 This helps us plan the day also. Whether or not to venture outdoors can depend on the weather.

Deciding on a place to live or a property to buy can easily have many detailed lists. The only list I can not present is one that could chart a person's emotions. But I can predict the outcome still. And I am right 99% of the time. Much like the weather channel.

Ding Ding Ding

Everyday I hear opinions about real estate. It's a well known fact that homes do not in any way resemble a slot machine. There is not a lever on the side of your house - to pull and hope three matching pictures line up.
A home is different things to different people. Some did/do use it as an ATM machine. Living to refinance or praying the bank approves a line of credit against a home. Just because these people can't get it right - doesn't mean everyone has it wrong.
For some - the choice to buy is easy - while other struggle with just the thought. For those that are interested. For those who choose to buy a home/property, your profile varies as much as the hundreds of possibilities of available properties.
Apartments, duplexes, condos, all the best investments right now for those who have a "Trump" complex. The "ding ding ding" of a slot machine can warm any empty wallet. Ahhhhh.....

It's about using the right formula for your appropriate equation. You wouldn't just walk into a casino and sit at the high rollers slots without knowing you've a bank roll to back it up.
You should keep the same in mind for real property.

Stop - Look - Listen

There are so many choices. It's like being in a candy store. Spent several hours looking at very different homes around town recently. Homes are different things to each person. To some it is an investment, to some a place to raise chickens, and everything in between. Personal preference drives the market, and the neighborhood while important to some is irrelevant to others.
Found a fabulous opportunity with a private seller (a local) who is willing to do a lease option to purchase. 2300 sq ft., on 1 acre. This and many other opportunities are available for the taking. Enjoy.
